Location
The stretch of river is located downstream of the village of Oker. The beat is only 1.1 miles from Matlock, 7.3 miles from Bakewell and is within 25 miles of both Derby and Sheffield.
The stretch is located between Darley Bridge and Matlock, close to the settlement of Oker, and is located within grazing and mowing meadows.

The stretch has a varied flow and small island in low water, offering the purchaser fishing to suit their preference.

The River

Fish Stocks:
The stretch primarily holds brown trout and grayling, with some rainbow trout occasionally caught. Barbel, dace and chub may be present but are uncommon.

Whilst the vendor has not stocked this stretch, the river has both wild brown trout and benefits from stocking elsewhere.

Purchasers must satisfy themselves as to the quantity, quality and nature of any fish stocks.

Viewing is permitted at during normal daylight hours when in possession of these particulars.

Please do exercise caution when viewing the property. The river is fast flowing and prospective purchasers are encouraged not to go down the riverbank or get too close to the river whilst viewing the property.

Deposits and Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer.
