The land is located near to the popular rural village of Bamford in the Peak District National Park, with great views across the countryside.

The land is positioned in a rural location being 1 mile of the centre of Bamford village, approximately 12 miles from the market town of Chapel en le Firth and 3.5 miles from the larger village of Hathersage. The land is located off a country lane leading off the A6013 providing good easy access.

Directions
From Hathersage, head north west along the A6187 heading towards Hope. Follow the road out of Hathersage and at the first set of traffic lights, turn left onto the A6013 heading towards Bamford. Follow the road up the hill and through the village of Bamford, continue out towards Ladybower Reservoir. After approx. 1 mile, turn right onto New Road, just before the Yorkshire Bridge Inn public house. Once on the road continue for a short distance and the land can be found on the right hand side as indicated by our ‘For Sale’ board.

Description
The sale of this land offers the opportunity to purchase a parcel of land in a sought-after area, ideal for grazing of all livestock or for smallholding use. The land extends to approximately 0.80 acres (0.32 ha) or thereabouts and comprises one field with dry stone wall boundaries and post and wire fencing.

There used to be a small holiday cabin situated on the land which fell into poor repair and then taken down. Full planning permission would be required to reinstate any type of structure. There are a number of trees positioned around the former site of the cabin.

Deposits and Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 10 days thereafter, unless otherwise stated at the auction. The sale of each lot is subject to a buyer’s fee of £400 + VAT (£480 inc. VAT) payable on the fall of the hammer. Please contact the auctioneers for further details.

Conditions of Sale
The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale. The Auctioneers and Solicitors will be in the sale room fifteen minutes prior to the commencement of the auction to deal with any matter arising from either the conditions of sale, the sale particulars or relating to auction generally. At the appointed time the sale will commence and thereafter no further queries will be dealt with and the purchaser will be deemed to have full knowledge of the Conditions of Sale and to have satisfied himself fully upon all matters contained or referred to therein, whether or not the purchaser has read them. The Guide Price is issued as an indication of the auctioneer’s opinion of the likely selling price of the property.
