Location
The land is located within the popular rural village of Hayfield, just outside the Peak District National Park, with great views across the countryside. The land has great access onto bridleways leading to the Pennine Way which offers long distance horse riding.

The land lies approximately 5 miles south from the market town of Glossop and 4.5 miles north of the town of Chapel en le Frith.

Directions
From Chapel en le Frith, head north along Hayfield Road to the roundabout and then continue straight over picking up the A624 Hayfield Road. Continue along the road and through Chapel Milton and then under two rail bridges and the turn right following the A624 sign posted for Hayfield and Glossop. Follow the road into Hayfield and then take the first right hand turning onto Church Street. Then take the second right hand turning and then an immediate left hand turning onto Valley Road. After a short distance on Valley Road, as the road bends to the left, the lane is straight on and the field entrance will be on the left. The land does border Valley Road after the entrance on the right hand side, as indicated by our ‘For Sale’ board.

Description
The sale of this land offers the opportunity to purchase a parcel of grassland in a semi rural area, ideal for grazing of all livestock and horses and part suitable for mowing. The land extends to approximately 1.66 acres (0.67 ha) or thereabouts and comprises one field with dry stone walling. The land is close to many bridleways which lead to the Pennine Bridleway, excellent for horse riding and trekking.

The land is sold freehold with vacant possession upon completion.

Overage Clause
The land is sold subject to an overage clause for a period of 25 years, if planning permission is granted for development outside of agricultural and equestrian development, 25% of the increase in value due to the planning permission will be payable to the vendors.

The land is not currently registered with the Rural Payments Agency, however the land is eligible to be registered if required by the purchaser.

The land is offered for sale by public auction at 3pm on Monday 20th September 2021 at The Agricultural Business Centre, Bakewell, DE45 1AH.

Deposits and Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless otherwise stated at the auction. The sale of each lot is subject to a buyer’s fee of £400 + VAT (£480 inc. VAT) payable on the fall of the hammer. Please contact the auctioneers for further details.

Money Laundering Regulations 2017
Due to recent changes in legislation, all buyers must provide relevant documentation in order to provide proof of their identity and place of residence. The documentation collected will not be disclosed to any other party.

Conditions of Sale
The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale.
