Description
The access to the land is well hidden, and from the highway entranced through a small wood. This leads to the timber building with natural ponds nearby. The land also adjoins and rises in a North Westerly direction. In total the property extends to 63.04 acres (25.51 hectares).

The land is classed as upland grazing and aside from this grazing use, it supports a great variety of flora and fauna. The land has previously formed part of a Stewardship Agreement, and it is considered that there is great potential to enter into other schemes.

The timber framed shed (73.3m x 18.4m), covers circa 1,348 square meters or 14,500 square feet and has previously provided housing for up to 800 ewes. There are a number of pens within the shed.

It is considered that there is great potential with this property, from both farming, conservation or possibly a diversified use.

Basic Payment Scheme
The land is registered with the Rural Payments Agency and eligible for The Basic Payment Scheme, although entitlements are not included, but may be available by separate negotiation.

Services
Mains electric is connected to the shed. A natural water supply serves both the shed and the land
