The grazing/mowing field extends to 6.35 acres (2.57ha) and benefits from roadside access and mains water.

Boundaries are a mixture of stone walls, post and wire fences with small sections of hedgerows.

The sale includes grazing rights on Caldbeck Common (CL20): “To graze 24 sheep or 5 cattle”.

The Buyer will be required to pay a deposit amounting to 10% of the purchase price on the fall of the auctioneer’s hammer, at which point exchange of contracts will take place. (The deposit will be non-returnable in the event of the Buyer being unable to complete a sale for any reasons not attributable to the Seller or their Agents).

The land is located just to the South of the village of Caldbeck with access off The Street heading towards Hesket Newmarket.

From Caldbeck taken the B5299 heading West, then turn left immediately after Fellview Primary School, continue for 0.3 mile and turn right onto Smithy Lane.
