Tanton Hall
Tanton Hall is an early 18th century Georgian manor house. History records the presence of a building on the site of the hall in the 11th century. The house was altered and extended in Victorian times including relocating windows, pebbledashing the external walls and extending the annex and ancillary quarters at the rear. Despite this, most of the original Georgian features remain intact with a bright and welcoming entrance hall with galleried landing, splendid fireplaces and surrounds and heavy panelled doors.

The spacious annex could be used separately or incorporated into the main house as required. Later improvements include the adjoining swimming pool area and supporting W.C. and shower.

The house now requires some modernisation and upgrading and, subject to listed building consent, could make a wonderful Georgian restoration project. This has already been started by removing the pebbledash and exposing the original window openings.

The old Coach House is now used for garaging and storage on the ground floor as well as a fantastic workshop space above and could provide further opportunity to expand the accommodation. It too is listed and would require the necessary consents.

Accommodation
An impressive reception hall with galleried landing creates a grand feel on arrival. From here, there is access straight through to the dual aspect drawing room, which overlooks the glorious rear gardens and features a central fireplace, creating the perfect spot for friends and family to gather.

To the front of the property, the sitting room has a lovely, relaxed feel and benefits from a sunny southerly aspect to enjoy whilst reading a good book or having coffee with friends. The wood-burning stove set in a brick fireplace is perfect for cosy evenings in.

The hub of the home is undoubtedly the large family kitchen, traditionally designed with a central four oven AGA and plenty of room for a farmhouse-style table. A modern set of bi-fold doors provide lovely views of the rear garden and lead straight out to the patio, whilst further doors give access to a useful storage room, utility/pantry and the rear lobby.

The dining room, with its own fireplace, quarry tiled floor and beamed ceiling, embraces the original character of the property and provides a more formal space for family meals or entertaining. A door from here leads through to the living room, which is currently used as part of the annex accommodation and has a fireplace, stairs to the first floor and a door to the rear lobby.

From the main reception hall, there is a large cloak storage area, a ground floor shower room and a staircase leading up to the galleried landing, at which you will pause to enjoy the view of the Cleveland Hills.

To the first floor, there are six bedrooms, two of which are incorporated into the annex, which is accessed via a door on the half landing.

One of the front bedrooms has two arched, mirrored wardrobes and a floor-to-ceiling bay window offering views over the garden towards the hills. Positioned at the rear, there is a large, dual aspect bedroom looking out to Roseberry Topping. There are four further bedrooms, two to the front and two to the rear, along with four bathrooms, one of which is currently used as part of the annex.

To the second floor, there are two further bedrooms, accessed from the annex.

Leisure and Pool
A later enhancement to the accommodation is the large leisure suite incorporating a swimming pool, spa tub, seating area and shower room. Doors at the far end open up to a private patio terrace, perfect for a spot of lunch outdoors.

Externally
To the rear of the property, there is a large expanse of lawn bordered by mature trees with an ornamental pond and a large patio area immediately adjacent to the kitchen.

To the side, the kitchen garden has plenty of space for those with green fingers to cultivate their own vegetables and fruit.

The front gardens are a mixture of lawn, mature trees and ornamental planting.

Parking and Driveway
Tanton Hall is approached via its own sweeping gated drive, which leads up to a large turning circle with central stone planters. A gravelled track heads off towards the garage within the old Coach House.
