Location
The land is located off Scotch Hills Lane, Barton Gate which lies on the North East edge of Barton Under Needwood. The land is situated equi-distant between Barton Under Needwood and Yoxall in Staffordshire.

Directions
On leaving Barton under Needwood on the B5016 road to Yoxall, turn right along Forest Road adjacent to “Little India†Indian Restaurant and signposted to Rangemore, Needwood and Tutbury.

After 500 metres turn left onto Scotch Hills Lane signposted to Newchurch the land can then be found on the left hand side after approximately 350 metres via the track leading to Forest Barn and Chase View as identified by our ‘For Sale’ board.

Description
An exciting opportunity to acquire 4 parcels of arable, pasture and woodland extending to 41.31 acres (16.718 hectares). The land is accessed via a track leading from Scotch Hills Lane. The track adjoining the property to the south is included within the sale.

The land is relatively level in nature and bounded mainly by mature hedgerow boundaries. Currently, the two eastern parcels, extending to 19.35 acres (7.832 hectares), are in grass production being used for grazing and mowing. The most western parcel extends to 17.95 acres (7.263 hectares) and is in a arable rotation currently fallow following a maize crop.
