The Alpraham Estate provides a rare opportunity to acquire an agricultural investment principally comprising let farms under Agricultural Holdings Act (AHA) and Farm Business Tenancies (FBTs).

The Estate benefits from four well-equipped let farms with substantial farmhouses, attractive traditional buildings, and modern farming facilities.

There are four fully equipped residential farms. The remaining farmland comprises ten bare-land holdings let on short-term FBTs which include some of the most productive land on the Estate.

Included within the sale are four cottages let to third parties on assured shorthold or assured tenancy agreements. The Estate includes two vacant farmyards with farmhouses that offer significant development potential, as well as an equine property equipped with gallops and a yard let to a racehorse trainer.

The Estate is prime agricultural land for dairy production, currently used to grow a range of forage crops and productive grass leys.

LOCATION

The Estate lies along the A51, an arterial trunk road between Crewe and Chester. The Estate predominantly surrounds the village of Alpraham and borders the villages of Tilstone Fearnall and Tiverton. The larger village of Tarporley lies 3 miles to the west of Alpraham offering a wide range of local services. The city of Chester is 14 miles to the northwest, Crewe is 12 miles east and Manchester 40 miles to the north. The Estate is principally accessed from the A51.

THE ESTATE

The Estate is prime agricultural land for dairy production, currently used to grow a range of forage crops and productive grass leys. The majority of land is classified as grade 3 on the Provisional Land Classification series with an area of grade 2 to the southwest of the Estate.

The principal soil type is Crewe 1 characterised as slowly permeable loamy and clayey soils suitable as productive grassland or use as arable. In addition, there is also soil of the Newport 1 series being freely draining slightly acidic sandy soil alongside a small amount of the Rufford series that has similar characteristics to Crewe 1 above.

The main farms are all let to tenants who have had a long-standing relationship with the current and previous owners of the Estate.

The tenure is centred around each AHA holding with additional land let under FBTs to the same tenant where that land adjoins their holding. The four principal let farms are fully equipped with substantial farmhouses, ranges of traditional and modern farm buildings, and some have farm cottages. The equestrian holding adds a different dimension to the Estate and has had a long association with it.

The two farmyard complexes, with their farmhouses, offer an unusual opportunity (subject to planning) to develop out these sites using personal aspirations and designs to create high value schemes in two very attractive locations.

The Alpraham Estate is for sale as a whole or in 11 lots.

Please note the CW6 9JE is a residential postcode in the centre of the village of Alpraham.
