Description
The site currently comprises pasture land with access directly off Burton Road (the A65) via an existing field gate.

The land is elevated to the west and south, then slopes downwards from west to east, with stunning views of the Lakeland Fells to the north. The land is currently divided into three separate field parcels. The boundaries are predominantly dry-stone walls with some hedges and partial post-wire fences. The eastern boundary adjoins the railway line and has palisade fencing.

The site benefits from a public bridleway linking Burton Road to Oxenholme which passes through parcel no. 1.

There is a bus stop on Burton Road immediately adjacent to the existing field entrance.

The site is allocated under policy LA1.7: Business & Science Park Sites for B1 uses.

The owners and sellers have not submitted any planning applications to the Westmorland and Furness Council. The owner’s preference is to enter into an option agreement or promotion agreement and subsequent sale.
