Situated in an elevated position overlooking Morecambe Bay

Particulars
The property comprises bare land extending to 36.15 acres (14.63 hectares). The land is split into two parcels separated by a private unfenced driveway. The land consists of primarily undulating grass parkland, with areas of native trees, including oak, beech, ash, silver birch and hawthorn. It sits in an elevated position with far reaching views over Morecambe Bay to the south east and the Lakeland Fells to the north.

It is currently used for grazing but parts can be mown. There are no environmental schemes on the land at present and it offers potential to be managed for conservation, amenity and environmental purposes, including biodiversity net gain.

The land can be accessed directly from the public highway off Hollow Lane. There are some metal barriers erected inside the gateway for stock handling.

The land benefits from a mains water supply and water troughs. External boundaries are a combination of dry stone walls, wire fences, metal railings and hedgerows which are in reasonable condition and stockproof. There is a pylon and overhead electricity line in the northernmost part of the land. There is a high-pressure gas pipeline and a mains water pipeline crossing the land.
