Access is gained into Field No 1 is via a gateway at the T junction, access to Field No 2 is gained up the track passed West Fitz with access also being possible by crossing Threapland Gill which runs between the field.

Boundaries are post and wire fences and hedgerows. The land benefits from a natural water supply.

The land is not within a Nitrate Vulnerable Zone.

The land is not in any Environmental Stewardship or Agri-Environment Schemes.

The land is registered for Basic Payment purposes, however no entitlements are included in the sale.

The Seller reserves the right to amalgamate, withdraw, or exclude any of the property shown at any time or to generally amend the particulars or order of sale.

The Buyer will be required to pay a deposit amounting to 10% of the purchase price on the fall of the auctioneer’s hammer, at which point exchange of contracts will take place. (The deposit will be non-returnable in the event of the Buyer being unable to complete a sale for any reasons not attributable to the Seller or their Agents).
