Particulars
The land offers a brilliant opportunity for farmers, those with equestrian interest and hobby farmers to purchase a ring-fenced block of sound pasture and under-grazed woodland extending to approximately 6.25 ac [2.53 ha] including a range of outbuildings.

Vehicular access can be taken directly off the Kendal to Underbarrow Road located along the land’s easterly boundary as marked “A” on the sale plan with a hardcore parking area located adjacent to the gateway. The land is located approximately 3 miles west of the popular market town of Kendal and within the Lake District National Park. The extent of the property is outlined in red on the attached sale plan.

The main agricultural building is located in a sheltered position in the centre of the land. The building is timber-framed with metal box-profile sheet cladding and roof, it measures approximately 10m x 4m and is currently used for storage purposes. There is a further range of timber-framed buildings/ sheds to the northeast of the building detailed above, with the potential to be used for a variety of purposes.

The land slopes up from the southerly boundary. The land to the south of the range of out buildings comprises several, individual paddocks of sound pastureland of various sizes. North of the buildings lies approximately 4.1 acres of under grazed woodland which hosts a variety of hardwoods including Oak, Sycamore and Cherry, ferns and various other shrubs. Boundaries comprise a mixture of post/wire fences and dry stone walls, the external boundaries are deemed stockproof. The holding also benefits from a natural water supply, located in the middle of the land. A public footpath crosses the land, as shown on the attached plan, marked blue.

Please Note, there are some slight discrepancies between property’s boundaries as they appear on the ground, compared with the boundaries detailed on the title plan, held by HM Land Registry. The property is to be sold as illustrated in the attached ‘Title Plan’. It will be necessary for the successful purchaser to resolve the discrepancies upon completion.
