Threlkeld lies adjacent to the main A66 trans-Pennine route. This is a popular village with thriving primary school, cricket club, two public houses and village hall with café facilities.

Threlkeld is located approximately four miles east of the north Lakeland market town of Keswick with access to the M6 motorway and west cost mainline being located at Penrith, some 14 miles to the east.

From Penrith, head west along the A66 for approximately 14 miles. Take the exit off the A66 signposted Threlkeld. Follow the road through Threlkeld village, bearing left handed after turning off the A66, past the two village pubs and the village hall on your left. Approximately 80 metres after the village hall, the site is located on your right and will be identified by way of a PFK sale board.



The Land
Planning
The site has outline planning consent for up to five dwellings. The outline consent was approved on 6th October 2021. Prospective purchasers are advised to satisfy themselves of the contents of the outline approval and seek advice with regard to the content.

Affordable Housing/Local Occupancy
The outline planning consent has been awarded on the basis the development would consist of one x 2 bedroomed bungalow, two x 3 bedroom houses and two x 2 bedroom houses. The two bedroom houses are required to be local and affordable units, with the remainder being subject to local occupancy.

The approval is subject to appropriate conditions and planning obligations under a Section 106 agreement. The consent affords six months for the completion of the legal agreement, which is currently being prepared.

Access
The site benefits from abutting up to the public highway and the plans submitted for outline consent detail proposed access to and from the site from the public highway.
