General Remarks
The land is situated on the Little Eaton/Coxbench border by the side of the B6179. There is excellent road links to the land with the village of Little Eaton just a short distance and the main A38 junction just a few miles away. The land benefits from an access gate from Moor Lane but this gate will require some clearing to utilise as a regular access. There are two further separate gated accesses from the B6179 Alfreton Road.

The paddocks are slightly sloping and predominantly pasture with each lot having its own individual access. Therefore there are three gated access to the land as a whole.

Directions
From the Little Eaton A38 island proceed into and through the village of Little Eaton on the B6179 on exiting the village the gated access to the land will be found on the right hand side and clearly identified by the Bagshaws “For Sale” board.
