Description

The boundary comprises mature hedge and established trees that surround the land with post and rail fencing to the North of the site. The two fields are separated by a mature hedgerow.

In accordance with Natural England provisional Land Classification the whole parcel is classified as Grade 3 agricultural land and described as loamy and clayey soils with impeded drainage and moderate fertility.

An outline planning application for up to 120 dwellings was submitted in 2015 (Application No. DA/2015/0233), which incorporated SP59711089. This was refused primarily on account of Daventry District Council having exceeded their 5 year rural housing requirement.
