Land off Leashaw is situated within a rural location within the ‘Derwent Valley Mills World Heritage Site’ and close to many of the regions tourist attractions. The village of Crich is a short distance away providing a basic range of amenities, together with the market towns of Matlock, Wirksworth and Alfreton are all within 6 miles for the land. The cities of Derby, Nottingham and Sheffield are all within comfortable driving distance whilst the M1 motorway lies 9 miles to the East.

Directions:
To locate the land from Crich square, take Bowns Lane heading north up the hill to the cross. At the cross turn left onto Cromford Road and continue past the Church on the right and around a left hand bend, passing the Crich Tramway museum. The road then merges onto Leashaw, follow the road for approx. 0.5 miles and the land will be found on the left hand side indicated by our for sale board.

Description
The sale of this parcel of land offers both grass and woodland in a sought-after area, ideal for grazing of all livestock and part of horses, together with some for mowing. The land extends to approx. 11.86 acres (7.80 ha) with two access points leading from the road. There are two main blocks of woodland comprising a mixture of species. The larger block is situated within a small valley with a running stream through the middle. The stream also provides water for the livestock. The land bounded by dry stone walling and post and wire fencing.

Deposits & Completion:

The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless stated otherwise at the auction. Conditions of Sale:
