The woodland is located in the village of Smisby in the county of South Derbyshire. The woodland is within easy reach of the nearby market town of Ashby de la Zouch.

Directions from the M42 junction 13: take the A511, at the roundabout take the third exit to Derby Road (B006). Turn left onto Main Street and continue along the road until you reach Annwell Lane. The property is on the right hand side identified by a Howkins and Harrison for sale board.

Description
The property comprises of a block of mature woodland extending to approximately 19.5 acres. The woodland is available as a whole or in two lots as follows:

Approximately 12.1 acres (4.91 hectares) of mature woodland with a varety of species.

Lot 2 – shown edged blue on the cover plan
Approximately 7.43 acres (3.00 hectares) of mature woodland, attractive ponds and fishing lake. The mature fishing lake is approx. 0.5 acres and stocked with coarse fish, predominantly carp. The fishing lake has previously been let to a small syndicate and returned a revenue in excess of £1000 per annum. It has not been fished for the past two seasons but is well stocked.

The woodland has road frontage onto Annwell Lane with a gated access from the road. The access would require splitting if the property was to be sold in two lots.
