Location
The parcels of land are situated on the edge of the village of Cromford. Local facilities are available within the village including a village shops, post office, public houses, and a Church. The nearby market towns offer a wider range of facilities including supermarkets, high street shops, restaurants and secondary schools. Directions
From the Matlock, head south along the A6, through Matlock Bath and then turn right into Cromford at the traffic light crossroads, onto the B5036. Lot 2:

A block of grassland measuring 12.38 acres (5.01 ha) comprising three field all suitable for grazing and some for mowing. There is a dew pond at the by the entrance gate of the field which holds water. There are post and wiring and stone wall boundaries. Access is off track with a secondary access from the southern corner leading from Cromford Hill.

Party Fence
The purchasers of both lots will be responsible for erecting a stock proof fence along the boundary split between the two lots. The purchasers of each lot will be liable to pay half of the reasonable costs associated with erecting the fence. The fence must be erected as soon as practicably possible following completion. It will be the responsibility of both owners of the two lots, if sold to different parties, to keep the subject fence in good stock proof condition to keep their own livestock in.

Deposits & Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer.
