Location
The property is located directly off the A5, 3.8 miles from Gailey Island, south of the village of Wheaton Aston and approximately 6 miles south west of the market town of Penkridge. It is situated 8 miles east of Shifnal and 10 miles south east of Newport.

Directions
From Gailey island, head westbound on the A5 and continue for 3.8 miles, proceeding under the Stretton Aqueduct. Roadside access into Lot 1 is on the left hand side immediately after a belt of trees. The land can be identified by a Bagshaws 'For Sale' board. For viewings, approximately 0.1 miles further west on the A5 and passed White Pump Farm is a tarmacked driveway on the left hand side, which bends immediately round to the left. A right hand turn off the tarmacked drive leads onto a gravel track and after 200 yards (185m) into the land (Lot 2).

Lot 1
An excellent opportunity to acquire 35.13 acres (14.22 hectares) of arable land in two field parcels. The property benefits from gated roadside access with good visibility and pull in space from the A5.
The land is bounded by a mixture of some woodland and mature hedgerow boundaries, with a number of hedge line trees. There is a cluster of three individual ponds in the larger field parcel, and one small pond to the south corner of the northern parcel. All four ponds are attractively banked with mature trees.

Lot 2
An opportunity to acquire an interesting and diverse field parcel, extending in all to 31.37 acres (12.69 hectares), and boasting a number of habitats within its area, including 3.62 acres of woodland. Lot 2 is predominantly bounded by mature hedgerows to its perimeter.
The field is comprised of 21.42 acres (8.67 hectares) of arable land, formed of the currently cropped oilseed rape, temporary grassland and fallow areas. There is potential to increase the arable land area within the field by extending cultivation into a further 3.61 acres (1.46 hectares) of former pollen and nectar flower mix area, which previously formed part of an old stewardship agreement.

General Information
The land is fairly level with a predominantly light clayey and loamy soil.
The recent cropping has been a combinable rotation of Oilseed Rape, Oats and Winter Wheat.
The land is classified as grade 3 under the MAFF Agricultural Land Classification Scheme. It understood the property is situated in a Nitrate Vulnerable Zone.
Its soil is classified as predominantly a base-rich loamy and clayey type, which is slightly acid, slowly permeable and seasonally wet in nature.

Basic Payment Scheme

Lot 2 will be granted a right of way for agricultural purposes over the access track from the A5, shown coloured brown on the land plan.
