Location
The woodland is situated in Grangewood, a small rural hamlet situated between the villages of Coton in the Elms and Netherseal which is within the county of South Derbyshire. The market towns of Ashby de la Zouch and Swadlincote are within easy reach and offer retail shops, public houses, restaurants, and a leisure centre.

Access to the woodland is from Coalpit Lane via a gated entrance.

Description
The property extends to approximately 71.50 acres and comprises of a large block of woodland with grassland areas and wide sweeping rides between the trees.

The woodland is available as a whole or in two lots as follows:
Lot 1 – Approximately 46.08 acres (18.65 ha) of mature woodland shown edged red on the cover plan.
Lot 2 – Approximately 25.45 acres (10.30 ha) of mature woodland and grassland area shown edged blue on the cover plan.

There is a hedged boundary to the east of the woodland. The boundary between Lot 1 and Lot 2 will be marked out at the point of sale. The plan is for identification purposes only. The purchaser of Lot 1 is to construct a post and rail fence along the boundary shown on the plan as A to B.

The multi award winning woodland was originally planted partly in 1997 and the remainder in 2003 under the National Forest Tender Scheme. The woodland is well established and maintained with mown tracks, open spaces and felling management over the last 4 years.

The woodland comprises of broad-leaved and conifer trees providing a good habitat for a variety of wildlife. The woodland was awarded the Silver Culture Award individually in 2019 and in 2021 the woodland was awarded National Forest Woodland of the Year as well as the Silver Culture award in collaboration with The Woodland Trust.

Woodland Scheme
The woodland was established under the National Forest Tender Scheme in 1997 and in 2003. Both agreements have reached the end of the annual payment period, however as per the schemes requirements the land should remain under appropriate woodland management and felling licenses must be applied for for the removal of trees.

Overage Clause
The property is sold with an overage clause which claws back 25% of any development uplift in value attributed to any change of use or planning permission for a period of 25 years. For the avoidance of doubt the overage will not be triggered by any agricultural or forestry use.

Easements Wayleaves and Rights of Way
There is one public footpath that runs between lot 1 and lot 2. There are several permissive tracks throughout the woodland. The land is sold subject to and with the benefit of all other easements, wayleaves and rights of way that may exist at the time of the sale, whether disclosed or not.

The property sits within the confines of South Derbyshire District Council. Subject to planning the property may be suitable for leisure and tourism uses.
