The farm is located off the A47 between the villages of Billesdon and Houghton on the Hill and within Harborough District Council. Easements, Wayleaves and Rights of Way
Lot 1 will have a vehicular access for agricultural purposes off the first 10 metres of the farm drive. The purchaser of this lot will be responsible for clearing any agricultural debris off this length of road.

The purchaser of lot 2 will have the right to a wayleave for an overhead or underground electricity supply on the existing land or any alternative over lots 1 and 3 including an underground water supply provided any damage during installation is made good.

Lot 3 has access to the bridleway on the southern boundary.

Boundaries
On the Land Registry Plan it must be noted that 500 square metres of land was taken for a highways improvement in the 1980s which has not been registered and will not show on the transfer.

Access
Lots 1 and 2 are accessed from the A47 highway which is maintained at public expense. Lot 3 has access from Leicester Road, and the A47.

Fencing

Overage Clause
