Location
The land is situated to the south west of the sought after village of Ashover, located between Chesterfield and Matlock off the A632. There is a good road network within easy reach with the cities of Sheffield approximately 19 miles to the north and Derby 24 miles to the south with the market towns of Chesterfield (7.3 miles) and Matlock (3.3 miles). It is well located with the M1 motorway at Junctions 28 and 29 readily accessible, just outside the Peak District National Park with views across the countryside, accessed off Hardwick Lane and Matlock Road. Basic amenities can be located in the nearby villages of Ashover, Kelstedge and Milltown including village shops and various public houses, with a more comprehensive range of facilities at the nearby towns of Chesterfield and Matlock. Directions
From Chesterfield take the A632 towards Matlock and after passing through the village of Kelstedge, turn left off Slack Hill onto Coach Road. Follow the road past various properties and then towards Overton. Just after Greenend Farm, the land will be found on the left hand side indicated by our for sale boards. From Matlock take the A632 to the top of Slack Hill, continue down towards Kelstedge and turn right onto Coach Road, following the instructions above thereafter.

Description - Lot 2
Comprising one large field extending to approximately 10.80 acres (4.37ha), shown edged in blue on the property plan. The land is suitable for mowing and grazing with a mixture of dry stone walling and hedgerow with post and wire fencing. There are two entrance points into the land.

Party Fence:
The purchaser of Lot 2 will be responsible for erecting a stock proof fence along the boundary split between lot 2 and 3. The purchaser of Lot 3 will be liable to pay half of the reasonable costs associated with erecting the fence. The fence must be erected as soon as practicably possible following completion of both lots. It will be the responsibility of the buyer of Lot 2, if sold to different parties.

Basic Payment Scheme and Environmental Agreements:
The land is not currently registered with the Rural Payments Agency, but is eligible for The Basic Payment Scheme. The BPS entitlements are not included. There are no environmental stewardship agreements currently on the land.
