The land is situated in a semi rural location a short distance from the settlement of Shardlow. The general area benefits from swift lines of road communication and the land is further referenced by the location plan contained within the particulars.

For viewing purposes from Ashbourne take the A515 Clifton Road. Continue to follow the A515 at the roundabout merge onto the A50 Doveridge Bypass. At Sudbury roundabout, take exit to Foston, Hatton, Hilton Bypass. Continue to follow the A50. At junction 1, take the B6540 exit to Long Eaton. At the roundabout take exit onto London Road, B5010. Turn left onto Back Lane and follow until the Old Crown Inn is on the left. Continue past the pub round a tight left hand bend, the pub car park is on the left and the land can be seen on the right hand side identified by our Bagshaws “For Sale” board.
