The indicative plans submitted with the application are just that, and are not binding on any future application for reserved matters and will not therefore prevent a bespoke application for a single dwelling by a potential purchaser.

Access to the site is gained through an existing estate road serving the Meadow Close and Ullesby Gardens development. We understand as this is an unadopted, private road, there will be a proportionate service charge payable to the Ullesby Gardens Management Company (which includes Meadow Close) to contribute to the maintenance of the road. We understand that this will commence on the day that the owner moves into the finished property which, at the time of writing, is envisaged to be £35 per calendar month, subject to an annual review with the service charge budget for the estate.

We have been advised that during any build on the land, all repairs and cleaning of the road due to heavy vehicle traffic will be the sole responsibility of the purchaser and the road will need to be kept clean and tidy.

Leave Penrith on the A686 towards Alston, go through Langwathby and continue on the A686. After approx. 1.4 miles you will see a black and white house on the right, next to a turning signposted to Ousby. Turn right here and continue through the village, passing The Fox Inn on the left. The entrance to the development is the second left after the pub, and there is a sign saying Meadow Close. Continue to the head of the Meadow Close cul-de-sac, and the site can be found straight ahead of you.
