Location
The land is situated in an elevated rural location above the popular town of Chapel en le Frith having stunning views of the surrounding countryside. It is positioned in a peaceful and private setting on the outskirts of a small cluster of residential properties. It is located just outside the Peak District National Park boundary and in an area renowned for its beautiful scenery and many outdoor walks, trails and activities. Directions
From the Town Centre of Chapel-en-le-Frith, on Market Street by Morrision, head west along Market Street which merges into Manchester Road. Turn left onto Long Lane, also signed posted for the train station and The High School. Continue along the road past the school and then take the second turning on the right into a large gateway with stone gateposts signposted ‘private road’, as indicated by our ‘For Sale’ board. Follow the driveway for approx. 0.8 miles, around a right hand bend climbing up the hill. The property will be on your right hand side, as indicated by our second ‘For Sale’ board.

Description
The land extends to 7.28 acres (2.95 hectares) of grassland, partly suitable for mowing and all for grazing of livestock, and is split into various parcels. The land is in good heart and has stockproof boundaries of both dry stone walling and post and wire fencing, whilst boasting rural views across the valley towards Combs Reservoir. A substantial field shelter sits to the north of the block of land, and there are two entrance points off the lane itself. A timber framed building with a dual pitched sheeted roof, with timber walls. The building has multiple entrances and is internally separated into a number of pens, suitable for livestock and horses. The building opens into paddocks from both sides.

Deposits and Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless stated otherwise at the auction. The sale of each lot is subject to a buyer's fee of £400 + VAT (£480 inc. VAT) payable on the fall of the hammer. Conditions of Sale
The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale. The Auctioneers and Solicitors will be in the sale room fifteen minutes prior to the commencement of the auction to deal with any matter arising from either the conditions of Sale, the Sales Particulars or relating to the auction generally. At the appointed time the sale will commence and thereafter no further queries will be dealt with and the purchaser will be deemed to have full knowledge of the Conditions of Sale and to have satisfied himself fully upon all matters contained or referred to therein, whether or not the purchaser has read them.
