Location
The land is situated in a semi-rural location near to the town of Bolsover, with good access to the surrounding villages. The land lies approximately 1 mile to the north of the town of Bolsover, 6.8 miles to the east of the Market Town of Chesterfield and 3 miles to the south of the town of Clown.

Directions
To locate the land, from junction 29A on the M1, at the roundabout take the exit onto Enterprise Way continuing past the motorway services. Follow the road to the end and turn left onto Chesterfield Road A632. Continue to the roundabout and take the second exit onto B6418 heading towards Shuttlewood. Follow the road into Shuttlewood and at the crossroads, turn right onto Shuttlewood Road, then continue for 0.75 miles and the land will be on the right hand side identified by our ‘For Sale’ board.

Description
An opportunity to purchase a useful parcel of land extending to approximately 44.44 acres (17.98 ha). The land is down to grass that is suitable for grazing and mowing which is split into a number of fields. There is a mixture of hedgerows and post and wire fencing. Method of Sale
This property is to be sold by Auction on the 23rd May 2022 at 3 pm. The Agricultural Business Centre, Agricultural Way, Bakewell, Derbyshire, DE45 1AH.

Deposits and Completion:
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless stated otherwise at the auction. The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale.
