Organic Dairy Farm For Sale

One of only a handful of dairy farms for sale this summer has been launched by Cheshire based land agents Rostons.
Hem House Farm is situated between Chester and Wrexham to the south east of the village of Rossett on the Welsh border.
Owned by the same family for generations, Hem House Farm is a well-equipped organic dairy/stock farm totalling nearly 300 acres / 120 hectares and is for sale with a guide price of £3,000,000.
Selling agent Tony Rimmer, director at Rostons explains “to have a truly ring-fenced farm without any roads splitting up the land is really a rare opportunity and as such we expect the farm to sell well. This has been evident in the early days of marketing with high levels of interest.”
“Although already a useful sized unit, there is the ability to rent an additional 150 acres of land locally so the farming size could easily increase to over 400 acres and lend itself to a 400 head dairy herd. You might expect to rent the land for in the region of £120-£180 per acre,” states Mr Rimmer.
The dairy facilities include three MK2 Fullwood Merlin milking robots installed in 2015 with milk tank capacity of 12,000 litres with an additional 500 litre buffer. The farm, including the additional let land available, entered organic conversion in 2000 which was completed in 2002.
Hem House Farm is split into 2 lots, with the main block including the farmhouse, an east facing Cheshire brick farmhouse with 6 bedrooms, farmyard and 187 acres.
The second lot is land only and includes 108 acres of permanent pasture.
Mr Rimmer explains “The location of the farm, although with good quality land, is not in the higher value areas of Cheshire, and as such has been guided sensibly to sell. The land has been guided at around £8000 per acre.”
Additional investment has been made on the farm with solar panels installed on 2 of the farm buildings producing a combined output of 30kW. There is some additional income also being provided with one of the buildings let informally to a third party.
